Folsom needs more work. So does Coors. And we certainly need to develop the South Campus.

But much of that is related to fan experience and revenue. Those aren't things that will have a big recruiting impact.

I'm thinking recruiting.

And the way to make that happen:

Tear down the inadequate "family housing" buildings we have North of Boulder Creek up to Arapahoe. Maybe see if Naropa and some other properties can be purchased there and also torn down.

Then... build the nicest townhome & condo complex that we can. 51% of residents would be family housing, merit scholars, grad students, honor roll juniors/seniors - priority given to students involved in the ticket office, equipment management, spirit squads, C-Unit leadership and CU video. The other 49% (as per NCAA rules, you can't have a majority "athletic dorm") would be our varsity athletes.

Make this a recruiting showpiece.

Families would be less than pleased to be living amongst the athletes.

So separate them out a bit. Their current accommodations mostly suck, so just about anything is an upgrade.

Doesn't change the concept.

Living in a much nicer building would definitely outweigh having to live "near" athletes for most people.
FIFY

But seriously, this a very good idea.

A. Entirely possible that the 51% rule is one of those things that gets "modified" by the P5.
B. Even if the rule itself doesn't get modified, have a devious lawyer read the rule, and abide by the letter of the rule. UT should be used as a model to see what is possible here.

I would prefer to see that area turned into an Olympic sports training and performance center. I'm talking Olympic size swimming pool, diving well, Water Polo facility, wrestling, gymnastics, etc. I'd take it so far as to see if a section of Boulder Creek could be modified to accommodate a whitewater training area. The corner of Arapahoe and Folsom would be the gateway to CU athletics, with the Flatirons in the background.
Eventually, they will close Prentup and Potts Field and move those facilities to the South Campus. They could replace the lost family housing at Arapahoe and Folsom with new facilities on Colorado.

Have GOT to double down on basketball. We have the next Tom Izzo. Don't neglect basketball like we did football.

Why upgrade Folsom when no one is going to be around to enjoy it?

Id like to see chair backs with plumbed in suction driven barf catching funnels. Oh, and a towel hanger next to it.

So I really like this idea and if it is marketed as an honor dorm it may help with admissions too. It would be nice to get a bump in the school academic rankings.
